Concrete tile roofs are durable and keep with the southwestern aesthetic. A tile roof is made up of two roof systems, consisting of the visible concrete tiles and the underlayment roof system. The two work together to keep your roof watertight. The concrete tiles hold out Appx. 95% of water and have a life expectancy of 60+ years. The underlayment roof system that is installed under the tiles, can withstand sun exposure up to 6 months during the installation process. The underlayment roof system holds out 100% of the water and has a life expectancy of Appx. 25-30 years for a single layer. Upgrading to a second layer of underlayment can help to extend the life expectancy of the underlayment system. Like anything in life, to maintain a full life expectancy, there is maintenance involved. It is recommended to have your tile roof maintained Appx. every 2-3 years. Basic maintenance includes securing loose and slipped tiles, replacing broken tiles, and keeping the roof and valleys clean of any debris that could block water flow.
